The dispute centers around Unit 02 on the first floor of Block D at Skyrock Apartments, located on L.R. No. 330/317 in Nairobi. According to a demand letter dated September 30, 2025, issued by Adrian Kamotho Njenga & Company Advocates on behalf of Royal Importers and Exporters Limited, the duo allegedly took possession of the apartment without remitting the agreed purchase price2.
The sale agreement reportedly stipulated that full payment was to be made prior to occupation. However, the property owner claims that Gachagua and Muthoni have remained in residence despite failing to meet this condition. The letter accuses them of “deliberately taking the client for a ride,” and demands immediate vacation of the premises, admission of liability, and settlement of outstanding dues based on prevailing market rates.
Should the accused fail to comply, the property owner has threatened legal action, including the auctioning of items within the apartment. The demand letter outlines a clear ultimatum: vacate the premises, admit fault, and pay up or face court proceedings and asset seizure.
While the legal documents refer to Julia Muthoni Mwangi as Gachagua’s business associate, speculation has swirled online about the nature of their relationship, with some labelling her as his “side chic.” These claims, however, remain unverified and have not been addressed in official legal filings.
As the deadline for compliance approaches, all eyes are on whether Gachagua and Muthoni will respond to the demand or risk further legal entanglements. The case raises broader questions about accountability, privilege, and the enforcement of property rights in Kenya’s elite circles.
